At Tri-Star Property Services LLC, we perform roof cleanings according to industry best practices.
In Murfreesboro, Tennessee and the surrounding areas, many owners see black streaks running down their asphalt roof. The streaks are unsightly and can appear like the roof is failing. Most of the time, the streaks are caused by an algae called gloeocapsa magma, and that can be easily removed. The black streaks may cause the attic to warm up and, in more advanced cases, could make the roof more susceptible to wind damage. The algae is likely not causing long-term damage to the roof. At Tri-Star Property Services LLC, we clean asphalt roofs using the recommendations of the Asphalt Roofing Manufacturers Association Guidelines (ARMA). See more information here. The most effective method of cleaning algae from a roof is with a 50:50 mix of sodium hypochlorite and water. We apply it with a sprayer and allow the solution to dwell on the roof surface for 15 to 20 minutes. Extended dwell times may be necessary. We take precautions to protect landscaping and surrounding areas. Algae will disappear and wash away with subsequent rains. NEVER ALLOW ANYONE to use a pressure washer to clean your asphalt shingle roof. Pressure will cause granule loss and premature failure of the roof system.
